The Sonipat-Kundli Multifunctional Urban Complex in the northern fringe of Delhi, the region, has been forecasted as an upcoming real estate hub. With the State government's push to expand this region as a manufacturing and education hub, real estate prices soared in the area. This paper investigates grassroots-level real estate development practices in Sonipat-Kundli Multifunctional Urban Complex in Haryana. The data for this research was collected through a rapid assessment process in nine selected villages along National Highway no. 1 in Sonipat District. Mainly three findings are discussed in this paper: Firstly, the developers are not a unified category. Second, the stakeholders' entrenchment in local political relations influences their role. Third, it represents the complex reaction of landowners to private developer land purchases and compulsory land purchases by government agencies. This work expands on the "speculative urbanism" concept of Michael Goldman through a widespread analysis of the actions of developers and landowners. Finally, it argues for further detailed analysis of various actors in the process.
