Title

Comparative Building Valuation Approach: A Case Study of Residential and Commercial Property in Udaipur City

Abstract

Valuation is the systematic process of estimating the fair market value of real estate assets such as land, buildings, or engineering structures. This study examines the comparative application of three major valuation approaches – Cost Approach, Sales Comparison Approach, and Income Capitalization Approach to residential and commercial properties in different locations within Udaipur City, Rajasthan. The research investigates how location, infrastructure, usage, and market dynamics influence the outcome of each valuation method. Through analysis of a completed rural residential building and an under–construction urban commercial building, the study demonstrates that the choice of valuation method significantly impacts the reliability and accuracy of the final property value. The findings aim to aid valuation professionals, planners, and investors in selecting suitable methods based on property type and contextual conditions.
